R3 Investments seeks capital to acquire multifamily properties in markets that have affordable per unit costs. We acquire apartments at the right price point and do modest rehabs to create quality but affordable housing for the current residents in each community adding value to the community. I have worked as a senior asset manager in both markets for the last seven years and in asset management for over the last decade. Underwriting in 2005 - 2007 was very aggressive and those overvalued 10 year interest only (IO) loans will mature but there won't have the value at maturity to refinance. The maturity defaults over the next three years will create many opportunities to acquire commercial properties from the borrower as a Discounted Payoffs (DPO) or directly with special servicers while property is in receivership or REO.
